THE LOCATION IS PHENOMENAL!! It is on 18th and Cedar - 6 blocks from Ideal Market, and a 4-minute bike ride to Pearl Street Mall, with no lights or traffic along the way. It's only a 4 or 5 min bike ride to Pearl Street Mall / or Whole Foods/ or the mountains...with very little traffic or cars and mostly with bike lanes and paths. The house is 8 blocks north of Pearl.

The street is extremely quiet with almost no traffic. There are lots of deer, squirrels, and birds!

In the kitchen, everything was just remodeled and gorgeous. It has: brand new gorgeous white shaker cabinets w/ soft close hinges, new stunning quartz countertops, beautiful new backsplash and floors, amazing new Samsung stainless steel stove / oven, new large capacity LG microwave oven that has a non – microwave convection oven feature for faster, more efficient cooking, stainless steel dishwasher, brand new oversized stainless steel farm kitchen sink with a $500 Hansgrohe stainless steel pullout faucet. The kitchen also has under cabinet lighting that dims, new flooring and new paint.

Most of the bathroom was recently remodeled as well and has new tile and new paint.

The laundry room is in the heated, unfinished studio room (concrete floor). It has very good quality washer and dryer machines that are just a few years old.

It has new-ish wonderful carpet and four over-sized closets and tons of storage space.

The paint is in great shape! And there is A/C.

There is a medium / large fenced yard, an organic garden, and a lot more unused garden areas, and an automatic sprinkler system. Yard care is included.

The apartment is a legal Accessory Dwelling Unit (ADU) registered with the city of Boulder. This means that the entire garden level of the home is a legally separate apartment with its own legally separate address, and has a separate everything: separate exterior entrance, separate kitchen, living room, bathroom, laundry room, etc.

The maximum occupancy is two people. (This is non-negotiable).

I am the home owner (I have lived in Boulder for 30 years), and I will live upstairs with my wife. We are quiet, kind, conscientious, professional, and respectful and will give you 100% privacy.

We treat everyone in life with immense respect and kindness. We have rented from landlords and property management companies who were mean and cold, and you won’t have to worry about that vibe here! We will give you 100% privacy and will totally leave you alone.

It is available for move-in any date between June 15 and August 1, (whatever date is ideal for you), as the current tenant is flexible.

You can make this your new long-term home for many years, as this is a long-term rental.

There is a wonderful feeling to the neighborhood with lots of trees and it has an extremely better feeling and energy than an apartment building!

There is sound insulation between the upstairs and the lower level. This does not make it soundproof, but it does make it better than the average house's sound situation / insulation between levels. Over the years, whomever lived in this garden level have usually lived here for multiple years and have absolutely loved it, and have never said noise was an issue. I provide air filters which do a great job of covering up almost all sounds and giving you filtered air.

Rent is $2475. Utilities are not included and are split amongst everyone. The internet is approx. $30 each, the trash / recycling is approx. $18 each, the water is approx. $31 each, and the power / heat bill is dependent upon usage. (It is approx. $90 in the summer, $110 in fall / spring, and $125 - $190 in the 3-4 cold winter months). This very much depends on usage and weather. If you want Comcast television, you would split that also.

This is definitely a non-smoking house!
