I’m transitioning to a new position and letting go of my private office space. I’ve been here for 4.5 years and it’s been a great spot. It’s a quiet, basement-level room in downtown Boulder, just a block off Pearl Street.
It’s a two-room suite, and my husband uses the other room for private music lessons. We've shared the suite easily for years because we rarely overlap. He’s very flexible and happy to coordinate schedules to find a routine that works for both of you. This is ideal if you are able to split days or alternate mornings/afternoons.
The Space:
Layout: Large room, currently set up with a workspace side and a waiting area side. There's also a storage closet in the room.
Building: Quiet neighbors, great landlord, two shared bathrooms, a small kitchenette (microwave/sink), and overnight building security.
Signage: You can pay the building landlord a small fee (around $50) to get your business name on the office door and front directory.
Terms:
Rent: $440/month (this is a flat 50/50 split of the actual rent + high-speed internet). Utilities are included.
Commitment: Looking for a 1-year lease.
Availability: September 1st (or as early as August 15th for $220).
Optional Furnished Buyout ($400):
If you want a ready-to-go office, you can buy out all the furniture currently in the room for a flat $400 and keep it. This includes the large L-shaped desk, office chair, small grey couch, coffee table, filing cabinet, two wooden bookshelves, and the wall-mounted whiteboards. (I'm only taking my personal teaching materials, printer and printer stand, and decor). If you prefer a blank canvas, I will completely clear the room out before you move in.
